"Florida HB 837: Reflecting on Statute 768.0706 One Year Later"

Almost a year has passed since the enactment of Florida HB 837, resulting in Statute 768.0706. Amongst other security measures like, cameras, deadbolts, window locks etc. the statute mentions a Crime Prevention Through Environmental Design (CPTED) assessment for multifamily property owners and operators. To secure a presumption against liability for criminal acts committed by third parties on their premises, these stakeholders must achieve substantial compliance with the CPTED assessment by January 1, 2025.

During this past year, we've dedicated our efforts to educating assessors on the intricacies of Florida Statute 768.0706 and fostering best practices for conducting CPTED assessments, collaborating with organizations such as FLDOCA and USCPTED. Additionally, we've conducted free webinars for our clients, delving into the nuances of the statute and outlining how we can assist them in achieving compliance. Teaming up with insurance agencies, we've furthered our reach in educating their clients on these requirements.

Our assessment team is operating at full capacity, conducting thorough assessments, and guiding our clients towards substantial compliance with these assessments. Witnessing the proactive approach taken by our clients has been encouraging, and we eagerly anticipate the positive outcomes in terms of crime reduction and resident satisfaction. Moreover, these assessments serve to bolster the effectiveness of our security officers by facilitating the identification of nuisance and criminal activities, thus acting as a deterrent to crime.
